Property Inspections Are a Way to Assess Genuine Value

When it comes real estate assessment issues and property values, we have to rely on the due diligence of the experts. What might be of value to one party may be of lesser value to another, and an objective opinion for what that might mean is the basis for property inspection by professionals. There are some things that require assistance beyond our realm of influence, and regulatory agencies have whatever means they need to achieve the desired results. If a room with a view is something one property owner values, another property owner might value the heated driveway or enclosed garden space. More imperative, the details of a professionally managed property inspection are necessary for the accurate valuation and perceived livability of a domicile or commercial real estate commodity. The guidelines for review of real estate can be tricky by nature, and regulatory agencies differ on their opinion and legal assessments for said value. Like the saying states, beauty, is in the eye of the beholder. Or, put differently, one man’s trash is another man’s treasure.

If a person has a certain manner for cleanliness that prevents any glam decorative methods or gaudy interior design techniques, their home or office could be considered plain or even boring. Conversely, there are people who have somewhat obsessive, even hoarding qualities for accessorizing their residence or office. Stacks of papers or knick-knacks clutter and populate every space, almost to the point of becoming obstruction. This can be labeled as misuse or inappropriately managed space, but the question returns to what is properly or effectively managed space. Read the rest of this entry »

How to Cross the Financial Hurdle for a US Education

SO you’ve got or think you will get admission into a college of your choice in the US. Now what? The next question many students struggle with is how to pay for it.

The number of students from India studying at colleges and universities in the United States rose to a total of nearly 105,000 during the 2009/ 10 academic year, according to a report published annually by the Institute of International Education (IIE) with support from the U. S. Government.

But, the report goes on to say, 62 per cent of international students in the US funded themselves with only 38 per cent finding funds from other sources. In other words, competition for financial aid is intense. Aid comes in three main formats – full or partial scholarships, teaching or research assistantships where you work a set number of hours a week in exchange for tuition waivers and a stipend, or loans, which often require a guarantor, usually in the US. And who gets the coveted aid? It seems that winning financial aid has become somewhat of an entrepreneurial endeavor. While merit still rules, careful planning, calculated risk taking, positioning and resourcefulness have become critical. Read the rest of this entry »

The Intolerance of the New Tolerance

We are exhorted on every side to be ‘tolerant’ towards others. And that’s a good thing isn’t it?

Well it’s not such a good thing if the meaning of the word tolerant has changed without the general populace being aware of the change and its comprehensive implications.

Old and New-Tolerance

The old tolerance meant that we accepted the right of others to have opinions that were contrary to our own. Importantly, the old tolerance did not prevent us from attempting to demonstrate the inadequacy or incorrectness of differing ideas or from disagreeing with them without argument. However, the old tolerance is almost not tolerated these days.

The new-tolerance means that we should not only accepts the right of others to have opinions different from our own but support the idea that their opinions are just as valid as our own. You might be thinking that this is not too bad but consider what this new position implies. Read the rest of this entry »

Comet Lovejoy – A Solar Survivor

Comet Lovejoy is also known as C/2011 W3. It’s a periodic comet discovered by Terry Lovejoy, an amateur astronomer. He discovered the comet on the 27th of November 2011. The path of the comet was predicted to head right through the Sun’s corona, resulting in its destruction.

Predicted Demise

Many experts thought that the ice core of the comet wasn’t massive enough to survive passing through the Solar Corona, considering it’s several million degrees in there. The comet passed only 120,000 km up above the actual surface of the sun. Researchers thought the case was cut and dry, but were still very interested in getting to actually observe a comet passing through the suns corona, due to the possibility of valuable research from the event.

Reappearance

At 12:35 AM UTC time, on December 16th, the comet surprised everyone by reemerging from the sun. There were five separate spacecraft there to provide a video feed of the event. Two different NASA space observatories for Solar Dynamics, two different probes, and a microsatellite from Europe captured the miraculous rebirth of the comet from a variety of different angles.
